FM Technology

Technology is not optional. It is what separates strategic FM from reactive maintenance.

The CIDB CFMM framework recognises Technology Management Planning as a core FM competency — Module M11 in the CFMM assessment. At Access Grid, technology is not an add-on. It is embedded in how we manage every FM programme.

Drone inspection replaces dangerous rope access for preliminary surveys. CMMS replaces paper job cards with a searchable, reportable digital record. BMS integration optimises energy use in real time. IoT sensors detect anomalies before they cause failures. Together, these tools make FM faster, safer, more data-driven, and more cost-effective.

Aerial Thermography

Drone Inspection Services

High-resolution aerial inspection for rooftops, facades, solar panels, and hard-to-access structures. Faster and safer than traditional rope access — with a detailed defect report, annotated photos, and remedial works recommendations.

Work Orders & SLA

CMMS — Computerised Maintenance Management

The digital backbone of every Access Grid FM programme. All work orders, PPM schedules, asset records, maintenance histories, contractor performance, and SLA compliance tracked in one system — with monthly reports to client management.

Automation & HVAC

BMS — Building Management System

Centralised monitoring and control of building systems — HVAC scheduling, lighting control, access control integration, and energy monitoring. BMS optimisation reduces energy cost and improves occupant comfort without compromising operational requirements.

IoT Sensors & Smart Monitoring

Internet of Things sensors deployed on critical building systems — temperature, humidity, vibration, power quality, and water flow monitoring. Real-time alerts when parameters drift outside normal range — enabling predictive maintenance before failure occurs.

ESG & Carbon

Energy Monitoring & Reporting

CMMS-integrated utility monitoring tracking electricity, water, and gas consumption against baseline benchmarks. Monthly consumption reports identify anomalies, quantify savings from efficiency initiatives, and support ESG and sustainability reporting requirements.

Spotlight — Drone Inspection

Why drone inspection beats traditional inspection for Malaysian buildings.

In Malaysia's tropical climate, building facades, rooftops, and solar panels deteriorate faster than in temperate countries — humidity, UV exposure, heavy rainfall, and biological growth accelerate defect development. Regular inspection is essential. Drone inspection makes it practical.

Traditional Rope Access

Days of setup and work at height • High cost of certified rope access team • Personnel exposed to fall risk • Operational disruption during works • Limited coverage of hard-to-reach areas

Drone Inspection

Hours of flight time, not days • Lower cost for equivalent coverage • Zero height risk for personnel • Minimal disruption to building operations • Complete HD and thermal coverage of all surfaces

Every drone inspection report includes:

  • High-resolution photography of every defect with GPS location reference
  • 4K video survey footage — complete flight recording for evidence
  • Itemised defect schedule with location, severity, and recommendation
  • Annotated site plan mapping defects to building layout
  • Prioritised remedial works recommendations with cost range estimates
  • Professional PDF report for board, insurance, and contractor briefing
  • Thermal imaging option for solar panel hotspot detection
CFMM Module M11

Technology Management is a CFMM core competency.

The CIDB CFMM certification includes Module M11 — Technology Management Planning — as one of its 11 assessed competency areas. This module covers CMMS and CAFM systems, BMS and building automation, IoT in FM, BIM integration, and cloud-based FM platforms.

Access Grid's MD was formally assessed on all 11 CFMM modules including M11 — meaning our technology approach is not just best practice from the internet. It is a nationally assessed and certified FM competency.

When Access Grid recommends a CMMS platform, proposes drone inspection for your building, or configures BMS scheduling for energy optimisation — it is the recommendation of a CFMM-certified FM professional, not a technology salesperson.

CFMM MODULE M11: TECHNOLOGY MANAGEMENT
Assessed competencies include:
  • CMMS and CAFM — selection, configuration, and management
  • BMS — building automation and energy management
  • IoT — sensor deployment and predictive maintenance
  • BIM — building information modelling for FM
  • Data-driven FM decision making
  • Technology ROI assessment and business case
Common Questions

Technology in FM, explained.

Is drone inspection regulated in Malaysia?+
Yes. Drone operations in Malaysia are regulated by the Civil Aviation Authority of Malaysia (CAAM). Commercial drone operations require a Remote Pilot Licence (RPL) and Unmanned Aircraft Operator Certificate (UAOC). Access Grid's drone inspection services are carried out by licensed operators in compliance with CAAM regulations. All drone inspections are conducted within approved operational parameters including altitude limits, no-fly zones, and weather restrictions.
Does Access Grid implement CMMS for clients or use its own system?+
Access Grid uses a CMMS to manage all maintenance activities across client accounts — tracking work orders, PPM schedules, asset records, and contractor performance. For clients who want direct access to their CMMS data, we can configure client-facing dashboards and reporting. For larger accounts or clients with existing CMMS systems, we can integrate with your existing platform. The CMMS approach is tailored to each client's needs.
How does BMS optimisation reduce energy costs?+
Building Management Systems control HVAC, lighting, and other building systems automatically based on programmed schedules and setpoints. BMS optimisation involves reviewing and improving these schedules and setpoints — ensuring AC systems are not running at full load overnight, lighting is not on in unoccupied areas, and thermal setpoints are set at energy-efficient levels without compromising occupant comfort. Typical BMS optimisation delivers 10 to 20% reduction in energy costs within the first year without any capital investment.
